Cottages - Terms and Conditions

Bookings are subject to the following terms and conditions.

The Booking Contract

A contract between you and us (the owner) will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these ‘terms & conditions of booking’. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

Bookings

Bookings cannot be accepted from persons under 18 years of age.

We reserve the right to refuse a booking without giving any reason if we think that it could compromise the proper use of our property or be harmful to the peace, enjoyment and well-being of our neighbours.

Deposit

A non-refundable 25% deposit of the holiday cost is payable at the time of booking, via the secure payment portal on our website. Bookings made less than 30 days before your arrival date must be paid in full.

Balance

30 days prior to the check-in date, the remaining 75% of the total booking cost will be charged from the card details given when booking, or you can contact us sooner to pay by another means. The whole booking, at this point is non-refundable. Should we not be able to charge the card at 30 days before the check-in date and if we are unable to get hold of the guest within 3 further days, we will cancel the booking and send written confirmation to the email used when booking.

Bookings made less than 30 days before check-in must be paid in full at the time of booking, which is non-refundable as per the above terms.

Cancellations

Cancellations must be made to us in writing/ by email by the person who made the booking.

If you cancel your booking more than 30 days before your check-in date, your 25% deposit will be forfeited. If you cancel less than 30 days (from midnight on 30th day) then the full amount of the booking will be due. In the circumstance of any cancellation, we will always try our best to re-sell the booking and if we can do this for the same number of days originally booked, then we would refund you the balance payment (75%). If we manage to sell for fewer days, we would pro-rata your refund based on the number of days resold and the 75% balance due.

The same cancellation policy applies to illness, including Covid-19, as it is now not a legal requirement to self-isolate.

Your booking will not be cancelled by us except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments already made to us for your booking.. Our liability for cancellation will be limited to payments made to us.

No refunds can be made once the booking has commenced, unless cancelled by us.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Change of Dates

We will always try and accommodate date-change requests. Changes must be made in writing/ by email by the original booker and be made prior to 30 days before check-in. We cannot accommodate change of dates within the 30 days up until check in.

Checking in

Check in is from 3.30pm to 9pm at the main Weavers guesthouse reception, unless self check-in has been arranged prior. We will email you one week before your arrival with instructions on how to check-in. If you do not receive this email for any reason or do not feel you have all the details you need, it is your responsibility to please contact us prior to you check-in day.

If you have not checked in by 10am the day after your booked check in was due and nor been in touch to discuss this with us, we will consider you as not planning to show up and cancel the booking. In this instance, should we re-sell the booking, you will not be refunded the 75% of your stay.

Checking out

Check-out is by 10.30am. Please return the key to us as arranged. Please leave the cottage as you found it. You are not required to clean but please empty the rubbish and recycling into the appropriate outside bins.

Please ensure all windows are closed, lights are switched off, and the front door is securely shut behind you when you leave.

The use of our cottages

Please, no parties or events – the maximum number of persons using the accommodation at any time must not exceed 4 people and a child/ infant and only those listed on the booking form can occupy the property. This is for health and safety and insurance reasons. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Please, no loud or outside noise after 10pm. We reserve the right to terminate the stay, without compensation, of any parties deeming to be disrespectful to our neighbours with noise, bad language, unruly pets or any other unreasonable behaviour.

Day visitors are allowed, up to a maximum of 2 people. Please notify us in advance for insurance purposes if you intend of having day visitors. The maximum people who can be in the cottages at any one time is 6 plus a child/ infant. Breaches of this could result in you being asked to leave the property with no refund made.

Please close and lock windows and the front door when you are out and at night time.

Right of Entry

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. We would let you know first.

Log burner / Gas Fire

Please read the information provided in the guest information pack in the cottage regarding proper use of the log burner (Weavers Cottage) / gas fire (Weavers Retreat), this is very important. It is important that the doors of both the log burner and gas fire are kept closed during use and should any damage to the property occur due to the door being left over, there will be a charge

Barbecue

Barbecues are permitted outside but we do not provide one. Please stay with a lit barbecue at all times and dispose of it once completely cooled, responsibly.

Candles

Candles are not allowed inside the cottage.

Damages, Breakages, Spill and Losses

Please report any damages, breakages or spills to us, ideally when they occur but if not, when you check-out. We may need to charge your card for these, but would prefer to discuss and resolve this with you, rather than charging your card when we find the damage, breakage or spill after you have left.

We hope it would never be the case but we reserve the right to make a charge to cover additional cleaning costs if the cottage is left in an unacceptable condition.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Personal Belongings

Your personal belongings remain your responsibility throughout your stay. We are not responsible for the loss of any personal belongings or valuables of the guest.

Children

Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

Smoking

Vaping or smoking anywhere inside the cottage will result in immediate termination of occupancy and forfeiture of all payments. Please smoke off of Shirley Street and away from open windows and doors and those of our neighbours. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you. We will seek to recover any consequential costs (such as the next guests wanting compensation for the smell of smoke in the cottage) from you.

Wi-Fi

Wi-Fi is provided free of charge for personal and not business use. In some circumstances beyond our control there may be times when the wi-fi becomes unavailable. We are unable to offer compensation should this happen. Bandwidth speeds cannot be guaranteed and no unlawful material should be downloaded, as a condition of the service provided.

Pets

Only 2 pets are allowed to stay in the cottage one time

Please don’t let pets onto the furniture, especially sofas and beds

Guests are responsible for cleaning up after their pets

Please do not let dogs out onto Shirley Street unattended in case they toilet in a neighbour’s garden. If they do, please clean it up immediately.

Us and our neighbours own beloved cats and dogs. If you think your dog might chase other animals on the street, please keep them on a lead as you pass through to the cottage, thank you for your understanding.

Electric Vehicle Charging

Please do not attempt to charge an electric vehicle from the cottage. There is a charging point in the car park a few steps away from the cottage. Anyone attempting to charge a vehicle may be asked to leave and their booking terminated with no compensation.

Parking

Please park your vehicle responsibly in the designated parking space, if using our reserved bay permit. Please note, cars are parked and left in the car park at the owners risk and we cannot accept any liability for loss or damage caused to any vehicle or its contents in the car park.

Temporary pause in services

We shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or outside in the yard.

No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.

Special Offers

From time to time, we may offer special offers or late availability discounts. These can only be honoured if confirmed at the time of booking.

Insurance

We strongly advise taking out a comprehensive travel insurance product, which covers cancellation and any losses during your stay. We will not be held responsible for any loss incurred from theft, damage or loss to your belongings.

Something you need to speak to us about?

If you feel that you wish to discuss a complaint with us during your stay, you must contact us within 24 hours of the problem. This must be done whilst you are still at the property, so that it can be investigated as soon as possible and remedial action taken, if required.  A claim for a refund or compensation will not be considered if it is raised after the holiday has ended and you have therefore denied us the chance to rectify the complaint. If any complaint cannot be resolved during your holiday, despite notifying us, you must write to us within seven days of your return with full details.

Limitation of Liability

We cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather.

No responsibility is accepted for loss or damage of property, (including pets), vehicles or vehicle contents belonging to the guest or any member of the party during your stay.

If applicable, the maximum liability accepted by us will be the total cost of the holiday as paid by the guest. No other expenses such as travelling costs or alternative accommodation will be accepted.

Force Majeure

We cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.

Variation

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. Any subsequent variations will replace previous terms and conditions.
